I need a new house...now what?

There is usually one event or problem that will launch you into home buying mode.

For some it is a life-event. Maybe you have a new family member orwelcome home keys the kids have all moved out. You may need to accommodate an older family member or be tired of walking your dog up and down a narrow sidewalk. For many people, it is simply a growing frustration with limitations of their current home (size, layout, location, etc.).

One day, whatever the catalyst, you simply know that you must buy a new home.

What should you do? How should you begin?  

If you have a Realtor® whom you trust, the first step is to contact them. Why? They can help you refine your search criteria and also provide you with tools to begin your on-line search. Sure, you can use Zillow or Trulia, but most Realtors have more refined tools to which they can give you access.If you do not have a trusted Realtor®, ask a close friend or family member. Most people love the opportunity to share a referral if they had a great experience!

A Realtor® can also help you find a trustworthy mortgage lender.  I always advise my clients to talk to a lender before we begin our search. They can help you identify any circumstances that might prevent you from qualifying for the most favorable mortgage terms. They can also provide recommendations about how to correct any problems. If no problems exist with your credit, they can help you determine a comfortable price range for your search.

Once they  understand your price range, a Realtor® will help you refine your search criteria.  Most will ask you a lot of questions about what you want and why you want it. Understanding your motivations will help them evaluate houses on your behalf. If a large yard would be nice, but a fenced yard would be 'good enough'  your Realtor can use that information in their search. Once you have gotten to this point, you are ready to begin putting together a list of properties you would like to see.

This is a good post for localism...a good follow up would be all the benefits that a REALTOR provides.
