Here is a report on the market activity for Reston, VA, 20194 zip code, for December 2011.

20194 December 2011 v. December 2010 Sales

December is a notoriously slow month for real estate in the Northern Virginia area. This December did not behave any differently.  In fact, this December was even slower than December of 2010 in the 20194 zip code--and in all of Reston (click here for the 20191 Market Report and for the 20190 Market Report).

While consumer confidence is slowly regaining its foothold, buyers are still reluctant to move forward. Retail sales saw growth in November and December which could mean that consumers were spending their time and money on retail, rather than real estate, purchases.

3 Bedroom Townhouses continued to be the most popular homes sold in 20194 with the Average sold price up from the December 2010 average of $479,000 to the December 2011 average of $510,557, a 6.59% increase.

Detached, 4 Bedrooms+ homes saw the greatest price decline with the average sales price in December 2010 being $846,000 and the December 2011 average price at $706,875. This was a decrease in average price of -16.45%. It was a relatively few number of homes, 4 in 2011 and 5 in 2010, that impacted this average price.

The inventory in the 20194 zip code continues to be tight. Assuming more buyers get into the market this spring, it could create more favorable condtions for sellers than we have seen in a while.

December 2011 Market Report for Reston, VA 20190

Here is the December 2011 market activity report for Reston, VA, 20190 zip code (North of the Toll Road, south of  Baron Cameron Avenue, includes Lake Anne and the Reston Town Center).

December is a notoriously slow month for real estate in the Northern Virginia area. This December did not behave any differently.  In fact, this December was even slower than December of 2010 in the 20190 zip code--and in all of Reston (click here for the 20194 Market Report and for the 20191 Market Report).
 
While consumer confidence is slowly regaining its foothold, buyers are still reluctant to move forward. Retail sales saw growth in November and December which could mean that consumers were spending their time and money on retail, rather than real estate, purchases.

Condominium sales made up the bulk of home purchases in the 20190 zip code for December of 2011, with 12 units sold. This was down from December of 2010, when 23 units sold. The average sold price, however was up 12.75%, from $335,726 to $378,544.

The 20190 zip code had only 2 detached homes sell in December. While this number looks very low, only 3 detached homes sold in December of 2010. This zip code has a large number of condominiums and townhouses relative to the number of detached homes. The average price, insignificant when only factoring two homes, does not help at all given that the 2 homes sold were atypical detached homes: a 2 bedroom ($160,000) and a 3 bedroom ($210,000).

In the Lake Anne/Reston Town Center area, 7 townhouses sold last month, compared to 10 in December 2010. The prices trends are not clear, given that they were significantly up in some categories and significantly down in others. 

In December 2011, the 20190 zip code had 7 townhouses sold,2 detached homes and 12 condominiums. These numbers were significantly lower than in December 2010 when there were 10 townhouses, 3 detached homes and 23 condos sold, indicating that demand was down in December 2011.

Here is a market report for Reston, VA, 20191 (South of the Toll Road), for December 2011.


Market Report for 2011, December 2011

December is a notoriously slow month for real estate in the Northern Virginia area. This December did not behave any differently.  In fact, this December was even slower than December of 2010 in the 20191 zip code--and in all of Reston (click here for the 20194 Market Report and for the 20190 Market Report).
 
While consumer confidence is slowly regaining a foothold, buyers are still reluctant to move forward. Retail sales saw growth in November and December, which could mean that consumers were spending their time and money on retail and car, rather than real estate, purchases.

In South Reston, 3 Bedroom Townhouses continued to be the most popular homes sold with the Average sold price slightly down from the December 2010 average of $346,200 to the December 2011 average of $342,389, a 1.10% decrease. In December of 2010, 21 townhouses were sold, while this December 14 were sold.

The average price for a detached, 4 Bedrooms+ home sale was up in South Reston, the number of units sold was down significantly. In 2010 the average sold price was $504,429. In 2011, the average sales price was $573,333 which was an increase of 13.66%. December 2011 saw the sale of only  4 detached homes, compared with the sale of 15 detached homes in December 2010.

Condominium sale prices were up 10.13% with an average sale price in December 2011 of $186,429 as compared to the December 2010 average of $169,284. Last year, 13 condos were sold as compared to only 7 this year in the month of December.

Overall, the numbers were down, acrosss the board. In December 2011, the 20191 zip code had 14 townhouses sold, 4 detached homes and 7 condominiums. These numbers were significantly lower than in December 2010 when there were 21 townhouses, 15 detached homes and 13 condos sold.

Home Opener for the Washington D.C. Nationals, 3/31/11

Baseball fans, your day is finally here! Under cloudy and sometimes rainy conditions, the Washington Nationals 2011 ScheduleNationals Baseball Team is scheduled to kick off their Home opener today, 3/31/11, against The Braves  at 1:05. The game will be held at Nationals Park, 1500 South Capitol St., SE, Washington, DC 20003.

March 2011, Events at the Reston Town Center

The Reston Town Center, located in Reston, Virginia is an urban-style hub for the community.  WithReston Town Cneter, Reston, VA its central location, the Reston Town Center is a great place to go for a nice dinner and movie or some outdoor ice skating. While there, there are plenty of stores for fantastic shopping. Don't forget to stop by the GRACE Art Gallery to see what our local art community is doing.

In addition to the every day amenities, the Reston Town Center offers some special activities each month.

What are some of the things in store for March 2011?

  • March 4-6: Stop by the Pavilion and pick up some Girl Scout Cookies. Friday, 4-7 p.m., Saturday 10 a.m.-5 p.m. and Sunday 12-6 p.m.
  • March 6-March 8, Carnevale at Il Fornaio,: 'A three day celebration featuring music, costumes, face painting, masks, and a special menu from the region of Trentino, Italy (home of Venice).' 3 p.m. to close, music from 6:30-8:30 p.m..
  • March 17, Thursday, 3-11 p.m. A new tradition begins with Clyde's of Reston's 1st Annual St. Patrick's Day Celebration at the Pavilion. At 3 p.m. join the 'Running of the Leprechauns' and enjoy great food, beer, Irish Folk Dancing and children's activities. 3 p.m. to 11 p.m.
  • March 22, INOVA Blood Drive from 12-7:30 p.m. beside the Pavilion. While there will be on-site registration, you can schedule your appointment ahead of time at 1-866-256-6372
  • March 23, Wednesday; Meet me at the Movies--Senior Movie Day.  10 a.m. (with doors opening at 9:30 a.m.), Reston Association will present a feature film. This event is free for those over 55!

Some of the ongoing events that you might also enjoy:

  • Ice Skating at the Pavilion (through mid-March) including Friday Night Rock 'n Skate (8-11 p.m.) and Saturday morning Cartoon Skate (11 a.m. to 1 p.m)
  • Live Karaoke Night at UNO Chicago Grill (Mondays and Thursdays, 9:30 p.m to 1:30 a.m.
  • Weekly entertainment at McCormick & Schmick (Thursdays, Saturdays and Sundays from 9:30 p.m to close)
  • Weekly wine tastings at Market Cellars, every Friday from 4:30 pm until 7:00 p.m.
  • Sunday night Salsa Dancing at M&S Grill  with lessons beginning at 6 p.m for beginners and 7 p.m. for intermediate dancers ($10), open dancing until 9:30 p.m.

Put on Your Dancing Shoes, Great Falls, Virginia!

Dancing with the Stars has gotten people up and dancing all around the country.waltz

Providing a great place to go to put on your dancing shoes and hit the dance floor, Colvin Run Schoolhouse will be holding a community dance tomorrow night, Tuesday, February 22, 2011,  from 7-10:30 p.m  in Great Falls, Virginia.

Neither a partner nor any experience is necessary and  both contemporary and classic music will be played.

The beginner lessons are from 7-8 p.m. and dancing runs from 8-10:30 p.m. Admission is $10 and includes lesson, dancing, and refreshments.

The Colvin Run Community Dance will be held at the Colvin Run Schoolhouse, located at 10201 Colvin Run Rd. Great Falls. For more information, you can call 703-450-6539 or go to the website, ColvinRun.org.

The website also provides information about other regularly scheduled events.  If you are interested in participating, but can't make this particular dance, there are other dances on regularly scheduled  nights.

Ice skating shop at Reston Town Center, REston, VAEach Saturday Morning the Reston Town Center hosts a Cartoon Skate.  Most parents are on the look out for fun activities that combine exercise and entertainment. What could be better than getting your kids out on the ice with Scooby Doo©, Tweety Bird©, The Cat and the Hat© and other entertaining Cartoon Characters?

The fun begins at 11:00 a.m. and continues until 1:00 p.m.  Arrive a couple

The Snow has provided a Great Opportunity to evaluate your home!

Northern Virginia got socked with 8-12 inches of snow last night. I hope all of you reading this got home safe and sound snow manlast night (and without too much of a delay).  Right now begins the big dig-out, but it also provides a great opportunity to see how well sealed your home is.

A well-sealed house will not release as much warm air as a house with less insulation and sealing. As you clear the driveways and sidewalks in your neighborhood, pay attention to how quickly the snow melts on your roof. This will be a great indicator of how well-sealed your home is and whether or not you need to further address the leaking air.

The more well sealed your house is, the less you will spend on heating and air conditioning costs and the more comfortable your house will be.  Today is a great time to take advantage of mother nature's air-leakage test and evaluate your home.

If you find the snow if melting quickly, it might be a good time to get a home energy audit and determine where your leaks are. Most air sealing can be done fairly efficiently and without significant costs (relative to savings).
