Market Update July 2009: North Point, Reston, Virginia (20194 )

Sales in the North Point section of Reston, Virginia continued briskly in July, with more homes closing this year than last in all categories except detached homes. Below are the statistics comparing sales from last July to this July for both number of units sold and the average net price (price less seller incentives).

The sales of condominiums  in the North Point section  of Reston, Virginia reflect a real estate trend that is being reported in other areas: while sales are going up, prices are going down.   There was a 100% increase in the number of townhouses sold with a slight price increase. Slightly fewer detached homes sold in July and for those sold there was a decrease in the average net price comparable to that seen in the condominium market.

Buyer demand for townhouses in North Point was clearly driving the significant improvement in total number of units sold in this area in July 2009. This demand is likely driven by the government incentives for First Time Buyers and the favorable interest rates.

Across all areas of Reston, an increase has been seen in the number of townhouses sold. In Hunters Woods and North Point, there as been an increase in the average net sales price while Lake Anne has seen a decrease.  Keep in mind that since in many cases the numbers of units sold is relatively small, a very high or very low price can have a big impact on the average price.

Market Update: Northpoint, Reston, Virginia (20194)

Despite what you hear in the press, I found this to be a very busy Spring.  In looking at the numbers of detached Single Family Homes sold in North Point between this year and the same time last year, I was not the only one who was busy.

Percentage Price Change: -6.7%

Percentage Price Change: +  less than 1%

The net of this is that we have seen increased purchasing power in the detached homes; more sold than last year and at lower prices. In the townhouse market we saw fewer sold than last year, but the prices remained steady.  In the condominium market, the number of units sold remained the same with a minimal price drop. Looking at the t
otal number of units sold, across all housing types, the numbers are almost constant from 2008 to 2009.

What I Like About Living in Reston, Virginia

Call me a small town girl, but I live in the same town (place) where I grew up. I always swore that I would not do that, but here I am and I could not be happier.

I was 7 years old when we moved to Reston, Virginia.  As a second grader, I was oblivious to the community and what a special place the planned community of Reston was.  Growing up, I participated in all that Reston had to offer--swim team, soccer, Art Festivals, Community Theater, Concerts and more.  I did not know that this was any different than any other suburb.

My husband loves to tell the story about when we were looking for a house, I said I would live anywhere but Reston. Of course, you know how that story ends. We bought our first townhouse in Reston in 1987 and here we are 22 years later!

There is no question that Reston is a very different place than it was then. But what I find remains the same is the overwhelming sense of community.  I regularly see friends that I met when my oldest was in pre-school (she is now a college student). My kids go to school with friends they have known their whole lives. We are still friends with our very first next door neighbors and have collected friends from each of the neighborhoods in which we have lived (all within a 2 mile radius).

I often hear people complain that there is no longer a sense of community in our world today.  While I can't speak for other places, I can tell you that the sense of community is alive and well in Reston,VA!

Last Friday I went out and took some photos of areas around Reston. These are some shots taken by Lake Newport in the area called North Point (also referred to as North Reston).  There are homes that surround the lake, but there is a path that goes around the lake for the enjoyment of all.  This part of the path is around the lake, although parts of it wind in to the surrounding neighborhoods before returning lake-side.

If waterfront living is something that interests you, there are currently two waterfront properties available, both are single family, detached home. One is listed at $1,199,500 and the second is listed at $1,295,000.
