5 Things That Drive Buyers Crazy!

Spring is a great time to sell your home. A lot of buyers find that it is a good time to look for a new place to live and sellers agree by putting their homes on the market.

If you are thinking of selling, you owe it to your bank account to think like a buyer while preparing your home for sale. So what are some of the things that buyers hate to see?

1. Filth. This should go without saying, but I see it all the time. It is hard to have your house for sale, but it is even harder when it lingers on the market. Do the hard work, keep your house clean and get it sold!

2. Dated 'builder grade' fixtures. With all the big box stores offering affordable options, there is very little reason not to swap out these dated fixtures for something more updated.

3. Evidence of pets. It is hard to sell a house when you have pets. I get it, I am a dog owner. Boarding is an option, but can be expensive. Consider 'day care' options, crating or having a friend or neighbor who can help you out in a pinch and come over and take Fido for a walk while you have a showing. Do your best to put away litter boxes. Pets are one of the hardest things for many homeowners to handle during the sales process but you don't want to lose a motivated buyer because of your pet, do you?

4. Unkempt Entrances. Spend some time and money to update your front door (unless you are in a condo building). A new door mat, some flowers and some fresh paint can go a long way. If you have a walkway, make sure it is swept and that the beds along the way are freshly mulched. Add some plantings to make it look more inviting.

5. Maintenance tasks left undone. A little elbow grease will go a long way to making your house look well kept. Look at your home critically and note and fix all those things you meant to do but haven't done. If you can't see anything, bring in a friend; there are always things that should be done before you put your house on the market--I've yet to have a listing that didn't need something done!

Each house has a specific list of things that should be done to get it ready, but these are some of the things that are fairly common across the board. Put yourself in a 'buyers state of mind,' and be brutally honest about what needs to get done to best prepare your home for sale!
