There is one house that I have been watching for a couple of years now. Yes, you read that right--a couple of years.
It has been listed a number of times, taken off the market and relisted. I have shown it to several clients, all of whom are happily living their lives in their new homes now. This listing, however, hangs on. Still listed.
The buyers clearly don't really want to sell. If you want to sell, you have to get serious about three things: 1) the price (surprise, surprise) or 2) Buyer access, 3)the condition. As far as access, are buyers and their agents readily able to see the property? Is it difficult to make an appointment? By condition, I don't mean how well maintained it is (although for a different house, it might mean this), I mean how it stacks up against other homes in its price range. I think we all know what I mean by price.
There are certain things that you cannot change about a house:
1) Where it is located
2) the community,
3) the lot
on which it sits. Because these things are static, the seller--and their agent--must control those things which they can control.
If your house isn't selling, you owe it to yourself to figure out why. It is is usually pretty straight forward, even if you don't like the answer. The simple truth is that at a certain price, any house will sell. If you don't want to get to that baseline price point, then you better do the things that elevate your home above the others.This might mean updating the bathrooms, replacing the HVAC, doing some landscaping. Exactly what you need to do depends on the homes that you are hoping to compete with.
It isn't rocket science, but it is common sense. You may enjoy having your home on the market for several years. Me, personally, I would rather move on with my life.
