As a listing agent, I spend a lot of time working with my sellers to make sure their home is ready to go on the market.
Once the listing is signed, we walk through and put together a project list. This list, as I am sure to tell them, is what I would like to see them do--in a perfect world! If I had my druthers, each and every listing I present would be turn-key. Of course, in the real world, there are time and financial constraints. I help my sellers prioritize their project list and, in the end, we put the best version of the house on the market that still allows them time to go to work and avoid depleting their savings.
When a house goes on the market, it doesn't have to be perfect, but it does have to be as good as the seller can make it. I don't want visible dirt, nor do I want to see clutter. I want rotted wood replaced and fresh caulk in the bathrooms. I want paint touched-up and carpets cleaned. All of these things (and there are more) take time--and money.
Planning when to list your house takes time. A good Realtor® can help you put together your plan and help you figure out the timing so that you are ready to list when the buyers are ready to buy. A good Realtor® can also help you to determine priorities so that you are spending your time and money on things that will really matter to buyers.
Don't make the mistake of listing your home prematurely. When you list your home, make sure that it is READY FOR PRIME-TIME!
