5 Inexpensive Ways to add Value to Your Home

We all want something for nothing, don't we? Well, when it comes to improving your house, most improvements cost money, but here are some things you can do to inexpensively add value when you go to sell.

1. Clean up and clean out your landscape. Obviously, you want to remove dead leaves and tired flowers, but take it a step further and remove old bushes that you have been diligently trimming back. You will be surprised at how much this opens up your home and improves the curb appeal (and first impression!). You may need to put in some replacements, but the work itself costs only your time!

2. Replace (or at least clean) the light fixtures. If you haven't replaced your light fixtures in the past 10 years, you are probably due for a replacement project. But if your fixtures are in good shape, particularly the exterior ones, a good cleaning will do wonders! Fixtures looking dated? Big box hardware stores are a great resources for updated, inexpensive fixtures.

3. Refresh your kitchenLet's face it, we can't all afford to remodel our kitchens. Some quick and easy things you can do include changing the knobs and/or pulls, updating the lighting, installing a back-splash and/or paining. If you have a little more money, stainless steel appliances (buy a package for best deals) are a crowd pleaser. Granite counters are not as pricey as they used to be and add a touch of sophistication (but make sure your cabinets are in good shape). I have seen some really great updates by painting the cabinets, too, but be careful here because a less than professional job will make the whole room look worse!

4. Scour the bathroooms. A clean bathroom is a must for a home on the market! Make sure your grout is clean (and if not, clean or refresh it), your caulk should be uncracked and your baseboards dust free. Replace the shower curtain (and liner) or clean the glass enclosure with vinegar to remove deposits. Big box stores sell inexpensive light options so if you have 'Hollywood' lighting, get rid of it (buyers HATE it!). Knobs/pulls are an easy update here, too. Discount department stores can be a great source for new mirrors or, if you are handy, build a frame to go around mounted glass.

5. Clear out and give away. This task really is free--except for the generous amount of time you will need to contribute. Attack the closets, drawers, the storage areas and the garage. Make sure you only keep things that you will want if you move to a new house. There are plenty of places that will take your donations or, if you have the time and inclination, you can sell your stuff and actually make some money!

If these things were easy, we wouldn't need to put them on a list. They take time, energy and commitment, but if you are looking for some easy way to add value to your home, each of these 5 tasks will help make your home more attractive to prospective buyers--and, as a result, more valuable!
